Living in a river valley means living in higher humidity than the folks up on the ridge. Moisture in the air means siding, brick, and concrete stay damp longer after a rain, and anything that stays damp grows something.

Hillside means shaded, north facing elevations that never fully dry out. Add the tree cover from Shawnee Lookout and Mitchell Memorial Forest, which together run more than 2,400 acres right next door, and you have leaf litter in the gutters and green film on the roof.
The median home in the 45002 area was built in 1972, and there are well over a thousand units in the zip that predate 1960. That means a lot of Cleves roofs are on their second or third covering.
An older shingle has already lost granules to weather. Putting a pressure washer on it takes off more, and once the granules are gone the shingle is done. We use the soft wash method approved by ARMA, the Asphalt Roofing Manufacturers Association, which uses a cleaning solution and no pressure at all. It kills the black streaking algae at the root instead of scrubbing the top layer off. That work carries our 3 year warranty.
