Colerain reads as one place on a map and as three or four distinct markets on the ground.
1950s and 60s brick ranches. Northgate is the clearest example, with a median build year of 1966 and homes averaging around 1,523 square feet. Brick ranches, Cape Cods, and bi levels, most with basements or attached garages. These are solid houses with old mortar, and mortar is the thing high pressure destroys.
1970s split levels. The next wave, and now more than fifty years old. Roofs on their second or third covering, original trim weathered.
1990s brick New Traditionals and 2000s forward construction. Newer stock, mostly out toward the northern and outer edges of the township, including communities still being built.
Each of those needs the same underlying method and a different amount of care. All of it gets soft washed: low pressure, a cleaning solution doing the actual work, and a full rinse.
The thing residents describe first about Colerain is the trees. Gently sloping green hills, towering red maples, and quiet sidewalk lined streets that run into cul de sacs. Plenty of the older properties sit on heavily wooded multi acre lots with creek access, and even the new builds advertise wooded homesites.

With a median build year of 1966 in Northgate and a 1950s through 70s core across much of the township, roofs and gutter systems here are old.
Black streaking on a roof is an algae called Gloeocapsa magma. It feeds on the limestone filler in asphalt shingles and it holds moisture against the roof. Pressure knocks the surface layer off, takes granules with it, and the streaks come back. The right way is a soft wash that kills it at the root, using the method approved by ARMA, the Asphalt Roofing Manufacturers Association. No pressure ever touches the shingles.
