Petersburg sits right on the Ohio, at the point where the floodplain starts to widen out. That location has shaped the town since it was founded, and it shapes what happens to the outside of your house.
River valley air holds moisture. Combine that with the tree lined bottoms, the bluffs that rise 300 feet or more behind the town, and the shade that comes with both, and siding and masonry here stay damp longer than they do up on the ridge. Mildew on brick, moss on the north elevation, and green film on walkways are the standard complaints we hear in the 41080 area.
And when the river comes up, which it has done many times here, you get the other problem: a silt line on the siding and the foundation, mud on the drive and the walks, and mildew that follows a few weeks later once things warm up. That cleanup is work we know how to do.
Here is the thing about a 19th century brick house. The mortar in it is soft lime mortar, not the hard portland cement mix used today. Hit that with a pressure washer and you can blow the joints out. We have seen homes where somebody did exactly that, and repointing is expensive.
